LIABILITY LIMITS
Landlords assume many risks when acquiring properties and serving tenants. While injuries and accidents are not desirable occurrences, they inevitably do happen. Obtaining strong liability limits are very important. The difference between a low liability limit and a high liability limit is pennies on the dollar.

OPTIONAL COVERAGES
After selecting the correct property coverages and liability limits, there are some additional coverages to round out the property coverage. Some of these secondary coverages include ordinance/law, water backup, roof replacement cost, and so on. These can be just as pivotal to preventing financial loss as the primary structure’s coverage.

REPLACEMENT COST (RC) VS. ACTUAL CASH VALUE (ACV)
The insurance value of a property should be set at a number to appropriately rebuild in today’s times. As far as the building goes, there are two main ways to insure it: replacement cost or actual cash value. Replacement cost insures the building in terms of replacing it today. Actual cash value brings depreciation into play; ACV is equal to the replacement cost minus depreciation. As you can imagine, the ACV option is cheaper, but it is also going to be drastically less friendly on any claims you may have.
